Mr. Aggarwal is dynamic person. We booked a flat in Paramount Flourville, Sector 137 Noida three years ago. We have been making all the demands from the company on time. But suddenly we received a letter from the company demanding interest on late payments. We have not made any payment after due date. There is no body senior to listen when his office was visited on 7th December, 2012. Now we are compelled to change our views on Mr. Aggarwal. We request him to give time to the individual investor to give him a chance to put his grievance.

Flat no 1404.Prior to buking I had askd for certain documents to be provided for loan sanctions from Army which was assured to me .After buking for every documents your staff is telling 'ye to hum dete hi nahi hain' .I must inform you of poor response from your staff. Friends, agree with the remarks shared by you all, I also have two units in Golfforeste but it's really very hard to deal with paramount, you will be left interacting with their executives who doesn't have any authority and they will only keep repeating 'sorry for the inconvenience' without doing anything to satisfy their customers. Request if senior management of paramount can become visible for customers and start addressing their concerns.

My name is Amit Gupta and I always had high standards for Paramount Group. I EVEN CONVINCED 2 OF MY RELATIVES TO BUY FLAT IN YOUR PROJECTS.
The least you can do for customers ( who incidentally pay money to buy flats from you) is ASK YOUR STAFF TO HAVE MANNERS WHILE SPEAKING WITH THEM. I have been doing number of followups on emails and phone. No one checks that and after few days they tend to put everything back to us saying we don't pick their calls. I am sure the mobile phone thesedays have feature called " Missed Call".

Still, I am waiting for your reply. I am in huge predicament, the treatment I am getting from your persons. I hereby state that I am having a flat in Mapple 5005 for which I have already paid the whole amount. But now I have been asked to pay the interest amount 17518/- for delay in giving the booking amount within two months. At the time of booking I told your channel partner Vishal Saxena (cosmic Realtor )that I need two or three months to pay my booking amount. I met Vishal in your Site Office who was pretending as your representative & this fact revealed to me later. At that time he did not inform me about any interest part on the booking amount if I pay this within two or three months. it’s totally a wrong selling from your side. I have booked 2 Villas in Golfforeste in year 2011. I was impressed with the professionalism of your builder layouts, the Carnival you guys organised at the launch of the retreat Clubhouse, the progress in the society inspite of hiccups like the railway issue that happened. The phone executives usually have been very helpful as I called regularly to know the progress status. However I have a strong grievance while speaking to an executive called Amrita today. The disagreement emerged on a charge called "Whole Distributions" which is not part of my allotment letter issued by Paramount Villas Pvt. Ltd. A lot of clauses have been added after the 2011 allotment letters were given to the customers...this is one of those charges. I was told clause 25 in my letter has a general clause but after reading it I found out the charge was against any Governmnet compensation against the land taken Paramount group of companies....however not against the development of the society, I urge you to instruct your team to investigate this thoroughly since this is causing a lot of discomfort and reliability issues with you as a builder. I agree on other charges like IFMS and the meter charge which was confirmed to me in the month of Oct 2014 when I spoke to one of your executives. However what has changed between Oct and Dec 2014?

My flat mapple tower 0012 has many maintenance Issues, but no one is interested to look after the matter. The toilet, the walls due to seepage are getting worst day by day.It is almost 4o , 45 days past to stay in the flat but no one is bothered to listen my problems. I am paying maintenance charges without getting any services.

I Rajesh Singh - a customer of your esteem organization and has booked a unit in Paramount Floraville project unit no. Marigold 803 in July '10 with an commitment that the project will be delivered in 30 months time. Since i stay in a rented accommodation, the objective behind this purchase is of an end user who strive his lifelong earning to own his single dream home. i have arranged the money partially through bank finance and partially through self payment and during the payment tenure there was the delay in payments due to various reason ( sometimes not getting demand letter on time / sometimes bank took enough time to approve and release etc ).
Recently i have received letter of possession along with an demand of the remaining payment which includes Interest charged on delayed payment of Rs. 1.10 lac ( approx.), which took me by surprise as never it was highlighted nor updated to me earlier , in my course of payment cycle that i have been charged interest on delayed payment, if it would have been , i could have taken some precautionary action and tried to arrange payment within the defined period and could have spoken to you directly of the delay or could have taken formal approval from you.
An end user customer like me, a common man will certainly become helpless in a situation like this, as i have not been delivered the project within the projected timeline and breached the delivery by almost 3 years , not to forget that i kept paying my rental till date ( amount Rs. 25000 * 36 months = 9 lac) along with the bank EMI's and now this extra interest. Its a huge burden on me , which is causing a huge stress in me and is taking it toll on me and my family.
I hereby request you to waive the interest charged on the delayed payment. I am very hopeful of your kind consideration.

I am a consumer and have a unit D-366 in Paramount Golfforeste. You have sent an interest oustanding of Rs 68,038)on delayed payments for my Unit D-366 Paramount Golfforeste though the delay has been from the bank IDBI side. I met with your manager Mr Mudassar A as well as your Customer Relations Executive Ms Chaitali & Ms Rina regarding my case of charging Interest on delayed payments for my Unit-D-366, Paramount Golfforeste and they flatly denied helping me. But I want to say the following points 1. That I booked the Unit D-366 Golfforeste on 08/03/2011 after payment of Rs 282,750/ as 10 percent booking amount and received the Allotment letter on 8th May’2011 with a guaranteed possession within 30 months (Expected date 8 Nov’2013). 2. I applied the loan to IDBI and could not take the loan in time as your project was not passed by them. When it was passed again they made an objection and they did not release the money as my unit was booked in my full name- NAUSHADUL HAQUE MULLICK and in my Pan card the name was N.H.MULLICK and they wanted it to be changed. The name was subsequently changed and another Allotment letter was issued by you on 20th August’2011 with a guaranteed possession within 30 months (Expected date 20 Feb’2014). This was the cause of delay as IDBI released the payment to you late. 3.Again I received a letter for the offer of possession on 12/03/2015 and in that the Interest on delayed payment mentioned was 68,038.00 Based on these I visited your office a number of times first on 14th Mach’15 and I explained the case to the Manager as well as the Customer Relations Executive that since the delay was through the delay by IDBI Bank and since I booked the unit on 08/03/2011 and you gave me the allotment letter on 8th May’2011 stating my 2nd installment due on 08/06/2011. Same in the next allotment letter issued to me on 20th August’2011 you have also stated that my 2nd installment is due on 08/06/2011. Now since the papers were not complete and the anomalies there how can you charge interest from 08/06/11.I explained that to give me a grace period of 45 days after receiving the new agreement letter on 20th August’2011. First your manager Mr Mudassar took a letter in this regard, but when I did not receive any communication. Even I sent you an e-mail in this regard I could not receive any reply. On my visit to your office on 1 April’15, I was told by your manager and Customer Relations Executive that there will be no reduction in interest. This is just a monopoly. You are charging your interest though it is not my fault. It is your company as you might have told about the anomalies before as well as the IDBI Bank who delayed the payment.

2. I have read your entire correspondence and want to draw your attention to following issues.
Interest on Delayed Payment 3. You have levied a heavy rate of interest for delayed payment of my installment. In this regard I would like to highlight the contract signed between your firm and self, wherein, it is stated in clear words, “If any installment as per schedule is not paid by the due date, the company will charge 18% interest rate p.a. on delayed payment for the period of delay”. However, figure quoted by you do not match with the rate of interest as per the contract.
Delay in Payment due to Negligence of Paramount 4. I had applied for the house loan from Naval Group Insurance Fund which is a defence organisation. But the proceedings of the loan were held up as all documents of the property were not made available at the first time. It took me repeated efforts to complete the whole set of documents and push the proceedings of the loan further. It becomes important to mention that I may be novice in dealing with property matters but you being a reputed and more experienced firm in property dealing should have helped me with the complete documentation at the very first instant, which was not at all evident from your efforts.
5. I must also bring out that due to decision of Allahabad high court in regards to stay on land dealings in Noida and nearby areas, my loaning organization had demanded a written notification from your office stating a clean chit for property from any such disputes. However I was completely denied of any such written correspondence. It took me great efforts and pain to convince the authority and accelerate the loan proceedings.
2 Irregular/Nil Response to correspondence 6. While I was pressing hard to get my loan sanctioned view obstinate behavior from your firm, I made numerous correspondences to your firm; however, not even a single correspondence was answered.
7. In this regard I must bring out that all emails were addressed to email address printed on your correspondence envelope. It was later discovered that a reputed firm like yours has printed an incorrect email address on its envelope.
8. It is also important to mention that the filing of correspondence at your corporate office is extremely poor and none of my previous correspondence have been filed neither have I received any acknowledgment for any of my correspondence. However the registered receipt of all these correspondences both by letter and emails are available with me.
Penalty for delay in Handing Over Possession 9. In the possession letter, there is no mention of penalty which is levied on you due to delay in handing over the possession of the house. When I tried contacting your manager, I was made to understand that penalty on your end has been relieved due to late payment from my side. In this regard, I must bring out that as per contract, penalty levied on you is subject to timely and regular payment from my end.
15. I must bring out that I am a defence officer who had purchased a house from your firm with much belief and conviction. But repeated non-cooperative conduct from your firm and irregular terms in contract, I now feel betrayed and cheated. I must also tell you that my parents who visited your office have been threatened that incase I do not make your payments on time, your organisation will further create hurdles during registration of my house. This unprofessional attitude of your organisation is disturbing and is also affecting my performance in performing my national duty. I look forward for a cooperative response and a speedy reply from your end.

Hi, I am O N Singh , I want to know the date of registry of my Villa, It may be any time ,But I want to know any fix date. And being a costumer of your project I have right to know some information from your company. 1) Are you maintain any register for registry, can show me if not then why not.
2) After signature on stamp paper Generally how much time your company will take for registry.
3) If when date has come for registry & on that date myself & my wife is not available then on which date you will registry .
4) If in between any causality (death) occur from any side who involved for signature on registry paper then what is the next procedure . & how much time it will take.
Note. 2 month has passed after signature on stamp paper . in possession letter you have written registry will takes 15 days after signature on stamp paper.

I have even paid stamp duty per your company advice in August 2015, signed all possible documents without question in February 2016. I am one of Allottee, rather first allottee of Paramount Golf Foreste Unit no. A 130. we are quite happy and feel proud to own a property like this, the way it is conceived and beautifully developed. But we had one bitter experience wherein we received possession letter with undue intrest demand which is demanded on all back dated demand letters. further 70% intrested is being demanded on a Rs 7.3 Lakh demand which was not even completed. it was completed after 1.5 years after dire chase with your call centre and Site people.As this project which is already late by 3 years. We wanted to handle this amicably but due to immature and bullying nature of your handling staff we will be forced to file a case at CCI and NCI. Dont even think of buying villa in this project, the show villa that you will see and the one that you will get will have huge differences, people managing Paramoount golfforeste on site like sandeep and pradeep yadav are goons and will not hesitate to threaten you for life is you will ask them anything after getting your villa. Every thing from tiles to walls to lights provided in villa are of very inferior quality. We are regretting the day we bought this property and no one will listen to you after you made the payment, so my advice to you is do not think of investing your hard earned money in any project from paramount.
Dear Mr. Agarwal... I would like to bring to your notice about the poor service of your employees. When it is about getting a payment they would harass you to the core by calling again and again and we also have to pay late payment Interest. Now when it is about me getting possession of my house, and I went to sign my documents my father's name was misspelled. I have written several mails and called ur representatives but all in vain. There is nothing documented from any executive. Each time they call they are unaware of my problem and each time I have to repeat my issue. There has been no solution. I have put my hard earned money in buying a flat from Paramount. But now I think if I made a mistake. You have delayed the possession of my flat for 3 yrs. What about that loss and the rent I have paid because you did not handover me my house. All I can say is to tighten your team and have a team which is readily available be it legal or finance. You have a bunch of callers sitting who have no idea how the whole system functions. Their job is simply to call and it's a robotic mechanism. May I expect an early response to my issue and possession and registry of my house. You have taken all our money and I am sure you can build 10 more houses for yourself. May I have my house too. Mr Mukesh Aggarwal is really a shameless person involved and he is the only reason for the delay, no responses from his employees, poor construction quality, frauds etc and still he is nowhere to reply.

Very bad service I booked flat in Paramount Emotions K- 1401 in march 18 received possession letter and full and final payment paid as advised by Ms Geeta Mam she told me your ledger updated within 10-15 days. But after 40 days when we check ledger I shocked to see outstanding balance showing Rs4145/- than I mail but no reply received. In 22 May we paid maintenance charges also but till today we don't received any advocate number after pass 100 days. In March Gita Mam told me 45 - 60 days maximum you will get possession. But still no update received. At the time of payment of maintenance charges your system not working on 22nd May than Gita Mam told me you go I will check next day and do the needful and inform you on 23rd May after passing waiver adjustment. dear aggarwalji i satnam grover residing at flat no 1703 tower 16 paramount floravillie sector 137 noida present in USA.i an a senior citizen residing with my husband.i booked one flat bearing no 2102 tower no 1 at paramount floravillie sector 137 through mr kunal singh who is your office at paranount floravilie on dated 21st of nov 2018.i paid 10 percent advance and for balance payment 90 days were given to me. on dated 1st of jan 2019 when i talk to mr kunal singh and informed that i am reaching delhi on 28th 0f jan from USA and told him that i will be able to make payment with in agreed period he told me that LALA JI is in big financial problem you pay balance payment as early as possible otherwise he will sell your flat to debater.please note i had already made arrangement for payment in the agreed time pl note we have purchased to live in the flat.

However as per bank they have issued the cheque on right time but your team has not entered to system. Dear Mukesh ji I have purchased the villa A-17 golf foreste, only after assurance of Mr.Amit sales manager that villa A-17 will be delivered within one month from the date of allotment. Allotment letter was issued on dated 27/07. An executive Miss. Minakshi Sharma promised that villa A-17 will be delivered by 30th August if you paid the rest amount early. After payment of total amount,I felt that the behaviour of staff including Miss Minakshi changed drastically. The file is moving very slowly. After receiving the payment on dated 4 August N D C was issued on 18 August, the delay is unjustified. e stamping has been done on 21 August.Till today file is pending for registration. It is therefore requested to kindly look into the matter as after my several pursuance to the concerned,the registry of A-17 is still pending. I have bought villa in Golf Foreste C-186 which is 2185 sq ft size. I have applied for expansion to build 4th room which is also in the allotment letter. I have been sent the mail and following up in person at Paramount office multiple time but to of no avail.
They have been saying for more than 20 days that you have not visited the premises and until your approval permission cant be granted.
I have to shift to the villa at the earliest and until I dont get the room constructed it would be difficult for me to move in.
Also, i cant believe that in your absence which is now more than 20 days no other person is authorize to give permission.

The name Paramount means supreme, utmost important or exquisite in services, and I thought I will get the similar services from paramount and will enjoy the exquisite lifestyle of living in Golfforeste villas.
But after availing paramount services this user experience gone in vain and I felt cheated, the promised paramount team has given was not fulfilled and even denied at later stage.
Mr. Amir said that after handover he will assist me for any service later for 3 months and upon my talking to him yesterday, he didn’t even listened and even said that “we have handed over the villa to you with your satisfaction”.
Mr. Amir and paramount customer care very well knows that I have sent multiple emails regarding the quality of work done in my villa, I will present those mails to the higher mgmt. in paramount.
I will list down and present my complaints to paramount mgmt. face to face, as writing each and everything in the email is not possible.
Also, as per the paramount policy I am bound to pay the maintenance from the date of registry but in my case the maintenance started from the month of Feb 2021, though the unit is transferred on my name in June 2021, This illegal work is done from paramount side, and I am bearing the loss and paying the unwanted maintenance.
This is my humble request to paramount mgmt. to investigate the matter and resolve the issues pertaining to my villa work and return the unnecessary maintenance deducted to me back.
Paramount mgmt. is my last hope otherwise I need to forcibly file legal lawsuit/police complaints against paramount group.

I had to write this email to flag the atrocious services and behavior exhibited by the facilities team of Paramount Emotions Society which is managed by JLL/Premium Facilities. I would really appreciate , if the Noida authority and the respective stakeholders of paramount emotions, premium facilities and JLL take this up, do some audits and fix the poor delivery immediately.
While the society is charging an exorbitant amount of maintenance fee, services offered are horrendous and below standard. Facilities team is extremely unprofessional and lacks ownership. They in fact, lack basic conversational etiquettes. They at times don't pick up the calls, so we had to personally visit which is a mere waste of time.
There was 2 month of maintenance due and my family was categorically denied a carpenter visit due to this reason. When I further approached the facilities team ( Ravinder / Devinder ), they turned a blind eye to my problem and instead asked me to clear the dues first ( For my other flat, 1 year maintenance is paid in advance ). While I agree these dues should be paid immediately, behavior of the facilities team thoroughly is highly unprofessional and extremely rude.
To my surprise, Devinder confirmed he has been asked to do this by the leadership team.
When I asked Devinder to contact his senior, he made me contact Ravinder who gave a blind eye too and hence I had to ask contact details of higher authorities and it's when he gave me Munesh and Hitesh email address.
This poor behavior and ownership issues of the facilities team is tied back to the maintenance team, who don't speak the way they should and have a lot of arrogance.
Carpenter in the society has no idea of basic carpentry skills and I doubt how he can be hired. I presume there is a lot of corruption in the existing space on recruitment too, which needs to be audited.
I never knew , JLL and Paramount had started offering such sub-standard services for which I want the leadership to take and look for an immediate fix.
"I would request , not to go by my feedback", do a random audit and you would come to know the ground reality of the service offered by Facility staff and the extended team.
Hope, someone in the higher ups, will invest some time which is tarnishing JLL and paramount image consistently.

Let me inform you that your staff at Paramount is most unprofessional, and their processes are unethical. There is no transparency. They do not acknowledge emails, do not acknowledge any property document, that you hand over to them for any work and also at times do not provide receipts for the payments you make. For property transfer from one buyer to another, which usually is a breeze with other builders, these people take ages and until you consistently follow them, forget it will ever be done. If Mr. Mukesh Agarwal, MD of Paramount group knows that this all is happening in his organization, it's a grave concern for all the stakeholders, who have invested in buying homes at Paramount. But suddenly we received a letter from the company demanding interest on late payments. We have not made any payment after due date. There is no body senior to listen when his office was visited on 7th December, 2012. Now we are compelled to change our views on Mr. Aggarwal. We request him to give time to the individual investor to give him a chance to put his grievance.

DeleteFriends, agree with the remarks shared by you all, I also have two units in Golfforeste but it's really very hard to deal with paramount, you will be left interacting with their executives who doesn't have any authority and they will only keep repeating 'sorry for the inconvenience' without doing anything to satisfy their customers. Request if senior management of paramount can become visible for customers and start addressing their concerns.

ReplyDeleteMy name is Amit Gupta and I always had high standards for Paramount Group. I EVEN CONVINCED 2 OF MY RELATIVES TO BUY FLAT IN YOUR PROJECTS.
The least you can do for customers ( who incidentally pay money to buy flats from you) is ASK YOUR STAFF TO HAVE MANNERS WHILE SPEAKING WITH THEM. I have been doing number of followups on emails and phone. No one checks that and after few days they tend to put everything back to us saying we don't pick their calls. I am sure the mobile phone thesedays have feature called " Missed Call".
Anyways, I still have some hopes left from Paramount. I will appreciate if someone senior can contact with me and take the feedback.

But now I have been asked to pay the interest amount 17518/- for delay in giving the booking amount within two months. At the time of booking I told your channel partner Vishal Saxena (cosmic Realtor )that I need two or three months to pay my booking amount. I was impressed with the professionalism of your builder layouts, the Carnival you guys organised at the launch of the retreat Clubhouse, the progress in the society inspite of hiccups like the railway issue that happened. The phone executives usually have been very helpful as I called regularly to know the progress status. However I have a strong grievance while speaking to an executive called Amrita today. The disagreement emerged on a charge called "Whole Distributions" which is not part of my allotment letter issued by Paramount Villas Pvt. Ltd. A lot of clauses have been added after the 2011 allotment letters were given to the customers...this is one of those charges. I was told clause 25 in my letter has a general clause but after reading it I found out the charge was against any Governmnet compensation against the land taken Paramount group of companies....however not against the development of the society, I urge you to instruct your team to investigate this thoroughly since this is causing a lot of discomfort and reliability issues with you as a builder. I agree on other charges like IFMS and the meter charge which was confirmed to me in the month of Oct 2014 when I spoke to one of your executives. However what has changed between Oct and Dec 2014?

My flat mapple tower 0012 has many maintenance Issues, but no one is interested to look after the matter.

I Rajesh Singh - a customer of your esteem organization and has booked a unit in Paramount Floraville project unit no. Marigold 803 in July '10 with an commitment that the project will be delivered in 30 months time. Since i stay in a rented accommodation, the objective behind this purchase is of an end user who strive his lifelong earning to own his single dream home. i have arranged the money partially through bank finance and partially through self payment and during the payment tenure there was the delay in payments due to various reason ( sometimes not getting demand letter on time / sometimes bank took enough time to approve and release etc ).
Recently i have received letter of possession along with an demand of the remaining payment which includes Interest charged on delayed payment of Rs. 1.10 lac ( approx.), which took me by surprise as never it was highlighted nor updated to me earlier , in my course of payment cycle that i have been charged interest on delayed payment, if it would have been , i could have taken some precautionary action and tried to arrange payment within the defined period and could have spoken to you directly of the delay or could have taken formal approval from you.
An end user customer like me, a common man will certainly become helpless in a situation like this, as i have not been delivered the project within the projected timeline and breached the delivery by almost 3 years , not to forget that i kept paying my rental till date ( amount Rs. 25000 * 36 months = 9 lac) along with the bank EMI's and now this extra interest. Its a huge burden on me , which is causing a huge stress in me and is taking it toll on me and my family.
I hereby request you to waive the interest charged on the delayed payment.

I am a consumer and have a unit D-366 in Paramount Golfforeste. You have sent an interest oustanding of Rs 68,038)on delayed payments for my Unit D-366 Paramount Golfforeste though the delay has been from the bank IDBI side.
I met with your manager Mr Mudassar A as well as your Customer Relations Executive Ms Chaitali & Ms Rina regarding my case of charging Interest on delayed payments for my Unit-D-366, Paramount Golfforeste and they flatly denied helping me. But I want to say the following points
1. That I booked the Unit D-366 Golfforeste on 08/03/2011 after payment of Rs 282,750/ as 10 percent booking amount and received the Allotment letter on 8th May’2011 with a guaranteed possession within 30 months (Expected date 8 Nov’2013).
2. I applied the loan to IDBI and could not take the loan in time as your project was not passed by them. When it was passed again they made an objection and they did not release the money as my unit was booked in my full name- NAUSHADUL HAQUE MULLICK and in my Pan card the name was N.H.MULLICK and they wanted it to be changed. The name was subsequently changed and another Allotment letter was issued by you on 20th August’2011 with a guaranteed possession within 30 months (Expected date 20 Feb’2014). This was the cause of delay as IDBI released the payment to you late.
3.Again I received a letter for the offer of possession on 12/03/2015 and in that the Interest on delayed payment mentioned was 68,038.00
Based on these I visited your office a number of times first on 14th Mach’15 and I explained the case to the Manager as well as the Customer Relations Executive that since the delay was through the delay by IDBI Bank and since I booked the unit on 08/03/2011 and you gave me the allotment letter on 8th May’2011 stating my 2nd installment due on 08/06/2011. Same in the next allotment letter issued to me on 20th August’2011 you have also stated that my 2nd installment is due on 08/06/2011. Now since the papers were not complete and the anomalies there how can you charge interest from 08/06/11.I explained that to give me a grace period of 45 days after receiving the new agreement letter on 20th August’2011. First your manager Mr Mudassar took a letter in this regard, but when I did not receive any communication. Even I sent you an e-mail in this regard I could not receive any reply. On my visit to your office on 1 April’15, I was told by your manager and Customer Relations Executive that there will be no reduction in interest.
This is just a monopoly. You are charging your interest though it is not my fault. It is your company as you might have told about the anomalies before as well as the IDBI Bank who delayed the payment.
So, I request you to look into the matter and redress the genuine grievances of consumer. otherwise you will also loose your brand name and prestige.

1. I am in receipt of Paramount Villas correspondence “Letter for the Offer of Possession – Print Date 03/04/2015”.
2. I have read your entire correspondence and want to draw your attention to following issues.
Interest on Delayed Payment
3. You have levied a heavy rate of interest for delayed payment of my installment. In this regard I would like to highlight the contract signed between your firm and self, wherein, it is stated in clear words, “If any installment as per schedule is not paid by the due date, the company will charge 18% interest rate p.a. on delayed payment for the period of delay”. However, figure quoted by you do not match with the rate of interest as per the contract.
Delay in Payment due to Negligence of Paramount
4. I had applied for the house loan from Naval Group Insurance Fund which is a defence organisation. But the proceedings of the loan were held up as all documents of the property were not made available at the first time. It took me repeated efforts to complete the whole set of documents and push the proceedings of the loan further. It becomes important to mention that I may be novice in dealing with property matters but you being a reputed and more experienced firm in property dealing should have helped me with the complete documentation at the very first instant, which was not at all evident from your efforts.
5. I must also bring out that due to decision of Allahabad high court in regards to stay on land dealings in Noida and nearby areas, my loaning organization had demanded a written notification from your office stating a clean chit for property from any such disputes. However I was completely denied of any such written correspondence. It took me great efforts and pain to convince the authority and accelerate the loan proceedings.

Irregular/Nil Response to correspondence
6. While I was pressing hard to get my loan sanctioned view obstinate behavior from your firm, I made numerous correspondences to your firm; however, not even a single correspondence was answered.
7. In this regard I must bring out that all emails were addressed to email address printed on your correspondence envelope. It was later discovered that a reputed firm like yours has printed an incorrect email address on its envelope.
8. It is also important to mention that the filing of correspondence at your corporate office is extremely poor and none of my previous correspondence have been filed neither have I received any acknowledgment for any of my correspondence. However the registered receipt of all these correspondences both by letter and emails are available with me.
Penalty for delay in Handing Over Possession
9. In the possession letter, there is no mention of penalty which is levied on you due to delay in handing over the possession of the house. When I tried contacting your manager, I was made to understand that penalty on your end has been relieved due to late payment from my side. In this regard, I must bring out that as per contract, penalty levied on you is subject to timely and regular payment from my end.
15. I must bring out that I am a defence officer who had purchased a house from
your firm with much belief and conviction. But repeated non-cooperative conduct
from your firm and irregular terms in contract, I now feel betrayed and cheated. I must
also tell you that my parents who visited your office have been threatened that incase
I do not make your payments on time, your organisation will further create hurdles
during registration of my house. This unprofessional attitude of your organisation is
disturbing and is also affecting my performance in performing my national duty. I
look forward for a cooperative response and a speedy reply from your end.

1) Are you maintain any register for registry, can show me if not then why not.
2) After signature on stamp paper Generally how much time your company will take for registry.
3) If when date has come for registry & on that date myself & my wife is not available then on which date you will registry .
4) If in between any causality (death) occur from any side who involved for signature on registry paper then what is the next procedure . & how much time it will take.
Note. 2 month has passed after signature on stamp paper . in possession letter you have written registry will takes 15 days after signature on stamp paper.
One more thing that there is no point of hiring or setting up customer if you people are not providing enough information to them, so that they can provide support to the customer.
They have only one answer ( Sir abhi that humare paas koi update nahi hai, jab aaye gi to bata denge. next hafte call kariyega.)
This is happening week after week.

we are quite happy and feel proud to own a property like this, the way it is conceived and beautifully developed.
But we had one bitter experience wherein we received possession letter with
undue intrest demand which is demanded on all back dated demand letters.
further 70% intrested is being demanded on a Rs 7.3 Lakh demand which was not even completed.
it was completed after 1.5 years after dire chase with your call centre and Site people.As this project which is already late by 3 years. We wanted to handle this amicably but due to immature and bullying nature of your handling staff we will be forced to file a case at CCI and NCI.

Dont even think of buying villa in this project, the show villa that you will see and the one that you will get will have huge differences, people managing Paramoount golfforeste on site like sandeep and pradeep yadav are goons and will not hesitate to threaten you for life is you will ask them anything after getting your villa. Every thing from tiles to walls to lights provided in villa are of very inferior quality. We are regretting the day we bought this property and no one will listen to you after you made the payment, so my advice to you is do not think of investing your hard earned money in any project from paramount.

When it is about getting a payment they would harass you to the core by calling again and again and we also have to pay late payment Interest. Now when it is about me getting possession of my house, and I went to sign my documents my father's name was misspelled. I have written several mails and called ur representatives but all in vain. There is nothing documented from any executive. Each time they call they are unaware of my problem and each time I have to repeat my issue. There has been no solution. I have put my hard earned money in buying a flat from Paramount. But now I think if I made a mistake. You have delayed the possession of my flat for 3 yrs. What about that loss and the rent I have paid because you did not handover me my house. All I can say is to tighten your team and have a team which is readily available be it legal or finance. You have a bunch of callers sitting who have no idea how the whole system functions. Their job is simply to call and it's a robotic mechanism.
May I expect an early response to my issue and possession and registry of my house. You have taken all our money and I am sure you can build 10 more houses for yourself. May I have my house too. Hope to hear at the earliest.
Mr Mukesh Aggarwal is really a shameless person involved and he is the only reason for the delay, no responses from his employees, poor construction quality, frauds etc and still he is nowhere to reply.

Very bad service I booked flat in Paramount Emotions K- 1401 in march 18 received possession letter and full and final payment paid as advised by Ms Geeta Mam she told me your ledger updated within 10-15 days. But after 40 days when we check ledger I shocked to see outstanding balance showing Rs4145/- than I mail but no reply received.
ReplyDeleteIn 22 May we paid maintenance charges also but till today we don't received any advocate number after pass 100 days. In March Gita Mam told me 45 - 60 days maximum you will get possession. But still no update received. At the time of payment of maintenance charges your system not working on 22nd May than Gita Mam told me you go I will check next day and do the needful and inform you on 23rd May after passing waiver adjustment.
Yesterday I call Ms Sonali picked call and she told me call back to you within 5 to 10 minutes after checking file but she also didn't turn up. When I ask to transfer call to Gita Mam. She told me call transfer is not allow.
Can you help us when we get my flat after all payment paid in March.

Now,I have a unit in Golfforeste P-415 and just because of your unprofessional banking team they have charged me late payment fee..
However as per bank they have issued the cheque on right time but your team has not entered to system.
I enquired two years back and your team accepted the issue ( banking team)and ensured that we will rectify and remove the penalty.
But they haven't since then and cheated me with false assurance.
Now on offer on possession, they still have charged me the same amount..
This is one of the small issue which your customer and banking team helped me out 2 year back But now your unprofessional team has left me to complain everywhere to get it work.

ReplyDeleteI have purchased the villa A-17 golf foreste, only after assurance of Mr.Amit sales manager that villa A-17 will be delivered within one month from the date of allotment.
Allotment letter was issued on dated 27/07. An executive Miss. Minakshi Sharma promised that villa A-17 will be delivered by 30th August if you paid the rest amount early.
After payment of total amount,I felt that the behaviour of staff including Miss Minakshi changed drastically.
The file is moving very slowly.
After receiving the payment on dated 4 August N D C was issued on 18 August, the delay is unjustified.
e stamping has been done on 21 August.Till today file is pending for registration.
It is therefore requested to kindly look into the matter as after my several pursuance to the concerned,the registry of A-17 is still pending.
I want to shift earliest,so kindly arrange to send email to construction department for completion of furnishing work of my villaA17 simultaneously so that I can shift in my villaA17. Thanks

ReplyDeleteI have bought villa in Golf Foreste C-186 which is 2185 sq ft size. I have applied for expansion to build 4th room which is also in the allotment letter. I have been sent the mail and following up in person at Paramount office multiple time but to of no avail.
They have been saying for more than 20 days that you have not visited the premises and until your approval permission cant be granted.
I have to shift to the villa at the earliest and until I dont get the room constructed it would be difficult for me to move in.
Also, i cant believe that in your absence which is now more than 20 days no other person is authorize to give permission.
Kindly, give the required permission for me to ahead with expansion

The name Paramount means supreme, utmost important or exquisite in services, and I thought I will get the similar services from paramount and will enjoy the exquisite lifestyle of living in Golfforeste villas.
But after availing paramount services this user experience gone in vain and I felt cheated, the promised paramount team has given was not fulfilled and even denied at later stage.
Mr. Amir said that after handover he will assist me for any service later for 3 months and upon my talking to him yesterday, he didn’t even listened and even said that “we have handed over the villa to you with your satisfaction”.
Mr. Amir and paramount customer care very well knows that I have sent multiple emails regarding the quality of work done in my villa, I will present those mails to the higher mgmt. in paramount.
I will list down and present my complaints to paramount mgmt. face to face, as writing each and everything in the email is not possible.
Also, as per the paramount policy I am bound to pay the maintenance from the date of registry but in my case the maintenance started from the month of Feb 2021, though the unit is transferred on my name in June 2021, This illegal work is done from paramount side, and I am bearing the loss and paying the unwanted maintenance.
This is my humble request to paramount mgmt. to investigate the matter and resolve the issues pertaining to my villa work and return the unnecessary maintenance deducted to me back.
Paramount mgmt. is my last hope otherwise I need to forcibly file legal lawsuit/police complaints against paramount group.

I had to write this email to flag the atrocious services and behavior exhibited by the facilities team of Paramount Emotions Society which is managed by JLL/Premium Facilities. I would really appreciate , if the Noida authority and the respective stakeholders of paramount emotions, premium facilities and JLL take this up, do some audits and fix the poor delivery immediately.
While the society is charging an exorbitant amount of maintenance fee, services offered are horrendous and below standard. Facilities team is extremely unprofessional and lacks ownership. They in fact, lack basic conversational etiquettes. They at times don't pick up the calls, so we had to personally visit which is a mere waste of time.
There was 2 month of maintenance due and my family was categorically denied a carpenter visit due to this reason. When I further approached the facilities team ( Ravinder / Devinder ), they turned a blind eye to my problem and instead asked me to clear the dues first ( For my other flat, 1 year maintenance is paid in advance ). While I agree these dues should be paid immediately, behavior of the facilities team thoroughly is highly unprofessional and extremely rude.
To my surprise, Devinder confirmed he has been asked to do this by the leadership team.
When I asked Devinder to contact his senior, he made me contact Ravinder who gave a blind eye too and hence I had to ask contact details of higher authorities and it's when he gave me Munesh and Hitesh email address.
This poor behavior and ownership issues of the facilities team is tied back to the maintenance team, who don't speak the way they should and have a lot of arrogance.
Carpenter in the society has no idea of basic carpentry skills and I doubt how he can be hired. I presume there is a lot of corruption in the existing space on recruitment too, which needs to be audited.
I never knew , JLL and Paramount had started offering such sub-standard services for which I want the leadership to take and look for an immediate fix.
"I would request , not to go by my feedback", do a random audit and you would come to know the ground reality of the service offered by Facility staff and the extended team.
Hope, someone in the higher ups, will invest some time which is tarnishing JLL and paramount image consistently.

अचानक, मुझे पता चला कि पार्किंग किसी अन्य निवासी द्वारा खरीदी गई थी और आपके रखरखाव प्रबंधक ने मुझे मेरी कार को दूसरे क्षेत्र में स्थानांतरित करने का निर्देश दिया। जो वर्तमान में मैं उपयोग कर रहा हूं वह (उनके द्वारा दिया गया था।) लेकिन यहाँ मुझे नियमित समस्याओं का सामना करना पड़ रहा है
1. पुराने अप्रयुक्त उत्पाद मेरे पार्किंग स्लॉट में संग्रहीत हैं।
2. दो स्कॉटी मेरे पार्किंग स्थान के प्रवेश द्वार पर ही पार्किंग कर रहे हैं
3. मेरी पार्किंग पुरानी अनुपयोगी सामग्री और कचरे से घिरी हुई है। इसलिए वहां चूहे रह रहे हैं और इसने मेरी कार को 3 बार क्षतिग्रस्त कर दिया।
4. लोग मेरे प्रवेश द्वार पर अपने वाहन पार्क कर रहे हैं।
मैंने अपनी शिकायत (न्यूनतम 20 बार) रखरखाव कार्यालय को पहले ही दे दी है, लेकिन कोई नहीं सुन रहा है। इसलिए मैंने इस मुद्दे में मेरी मदद करने के लिए आपको एक मेल चिह्नित करने का फैसला किया है।
कृपया मेरे अनुरोध पर तत्काल कार्रवाई करें और मेरी समस्याओं का समाधान करें।

Let me inform you that your staff at Paramount is most unprofessional, and their processes are unethical. There is no transparency. They do not acknowledge emails, do not acknowledge any property document, that you hand over to them for any work and also at times do not provide receipts for the payments you make. They behave like Sarkari Karamchari and do not care about customer service or customer satisfaction. For property transfer from one buyer to another, which usually is a breeze with other builders, these people take ages and until you consistently follow them, forget it will ever be done. If Mr. Mukesh Agarwal, MD of Paramount group knows that this all is happening in his organization, it's a grave concern for all the stakeholders, who have invested in buying homes at Paramount. If he doesn't then I am requesting the group head to set the house in order so that, you continue to derive your Customers' trust and goodwill.
